New construction vs. resale in DFW
Both paths can work well. The differences show up in the paperwork, the timeline, and what you can negotiate — here is how they compare.
Contract
New construction
Builders use their own contract, not the TREC promulgated forms. Terms favor the builder unless negotiated.
Resale
Standard TREC contract with familiar option period, financing, and appraisal provisions.
Timeline
New construction
Move-in depends on the build stage; delays from weather, materials, or municipal inspections are common.
Resale
Closing usually follows a defined 30–45 day path once under contract.
Condition & warranty
New construction
Builder warranty coverage for structural and systems items, typically tiered by year.
Resale
Sold as-is by default; condition is assessed during the option period.
Inspections
New construction
Independent pre-drywall and final inspections are worth scheduling even on a brand new home.
Resale
General inspection plus specialty inspections as the property warrants.
Costs to plan for
New construction
Lot premiums, design center selections, landscaping, fencing, and window coverings often sit outside the base price.
Resale
Deferred maintenance, updates, and immediate repairs found in inspection.
Register your agent on the first visit
Most DFW builders require your REALTOR® to accompany or register you on your first visit to the model home. Doing that keeps buyer representation available to you at no additional cost in the typical builder arrangement.
Verify with objective sources
- TEA School Report Cards / txschools.gov for school data and attendance boundaries.
- FEMA Flood Map Service Center for flood zone determinations.
- County appraisal districts (Dallas CAD, Tarrant AD, Collin CAD, Denton CAD) for tax rates, exemptions, and assessed values.
